the suma office came to measure the house and terrace & outside kitchen over 30 months ago but have as yet not issued the rateable value, we expect it to be around 200€ a year based on others locally.
information on kennels
the building of the kennels was started on 14th jan 2008 and stopped on dec13th 08.
the kennels earned 5,000€ from opening the first kennel in april to dec 31st bearing in mind we only sent out leaflets during august, sept, oct.
the expected turnover once completed would be 15k€ per annum from kennels and around 5k€ per annum from grooming and other services.
the kennels need about another 2k€ to be finished properly but will then be the best in the area once done. we have organised various areas for exercising guest dogs and there are good walking places from the house along country tracks very rarely used by cars.
once the current road works to main road are complete there will be a better access road too as well as new water mains. separate large kennel (our dogs one) and two isolation units to be finished.
living in a dream house
this is a fabulous house to live in its cool in summer and yet easy to keep warm in winter with its various heating options.
the large kitchen dining room is a great family room and with the large lounge dinning room there is great space, the two bedrooms are both double with wardrobes and the master bedroom is huge with larger wardrobes and corner suite en-suite.
central bathroom has been re-vamped with wet room and rustic dresser, there are as with any house a few odds that need to be done but they are few,
there is a dish and 2 boxes for various channels on a free to view basis, there are cables connecting each room for tv. telephone and internet are via a wireless system we have had for nearly 5 years and works great, calls are cheap to uk and internet 30€ per month for 24/7 access on broadband, fax also works.
the electric is on the cheaper night time plan and has reduced our bills dramatically.
all windows double glazed and with mosquito nets and blinds. main entrance has solid wood stable door. a 100 litre hot water tank and sink are in utility with shelving for storage.
house is well protected including alarm linked to central operator, immediate neighbours are all spanish but there are other nationalities living close by. there is about a 35 min walk into dolores town and access to el hondo nature reserve and a horse riding stables under 10 mins walk away too.
the views are fabulous and to the rear the mountains are stunning. we are not overlooked and have over 130 fir trees growing up around to complete our privacy and protection.
so why sell
after a split with his wife the vendor has lost sight of the dream, however there will be no problem or delays in sale as terms are agreed, the house will be sold with following furniture included, all other items are purchased by negotiation.
beds in all bedrooms, leather corner suite in lounge, the white goods in the kitchen and washing area will be included, along with air-conditioning units and portable gas fire and both water heaters and an outside gas water heater which needs a service following birds nesting in it over winter, the water softener and 5k litre water storage and 2 pumps are all included in sale of house.
there are two septic tanks, one for the house & one for the kennels,
all lights in and outside of the house are included, any materials left over will be left for the completion of kennels.
