Rents on Commercial Property!

We have posted on here before that we have been considering opening a new bar on the urbanisation. Discussing contracts & rents, we cannot believe the outrageous amounts that are being asked for. As for trying to negotiate that it is us refurbishing the establishments and bringing the interior and exterior up to a respectable appearance for the benefit of the owner of the unit. The owners seem to not be bothered that the unit is left in the state that it is. And as for Willfred (German thin man) Prohisal. Well, 5 year contract take it of leave it. Plus stupid amounts of rent each month. How do you folks who own bars and restaurants put up with it.(Forget it Urb La Marina) We have viewed a beautiful very large double unit with an upstairs area overlooking the sea in Villajoyosa. Overall it just requires a make over/decoration. It already has licenses in place and yes...A music license. We have negotiated a yearly fixed rent and it is half the price renting.We will take our business and future clients there. It's such a shame that ego headed owners of units would rather keep their units CLOSED rather than earn something...If anyone is popping through Villajoyosa, it is right in the middle of where the boutiques are. La Marina

I think you have made a wise choice. The Commercial rents in La Marina are ludicrous,and by far the largest outlay a tenant has.
A word of caution, beware of the Licenses in place that you have, I believe most of them will have to be in your name, and not the name of the property owner or a previous Tenant.

Good luck with your bar in Villajoyosa.
No wonder there are so many units unoccupied in La Marina. I just don't get it why a landlord would rather have no rent coming in than having, at least some money coming in.
