Buying A Julia Quad

Can anyone tell me the Pit falls of buying a Julia Quad
or any type of quad home.
Are these Freehold or if lease how long for.

not really that many pitfalls to buying a quad I have lived in one happily for the last 5 years with no problem of noise etc from anyone but mine isn't a Julia so can't be specific about those. There are ups and downs I would think when buying any type of property you just have to make sure you really do like the one you decide on.

As a long-established resident of La Marina, I would say that ANY quad is poor value for money. For the price of a quad you can easily buy a detached (older style) villa. Ok, this may need a few Euros worth of refurbs, but remember that with quads, you have got little or no outside space to just "step outside", probably no pool (or space for a pool) and no less than THREE chances of having noisy neighbours. Some holidaymakers sound like professional tap-dancers when you're trying to sleep at night! Apart from the fact that they are relatively new and therefore in better decorative order, I'm sorry but I fail to see any advantage in buying a quad.(All purely personal opinion)

Is there any large surcharges ?
Can I do repairs or is there a company i have to share pay between house holds
Also what is the annual cost towards the up keep of the pool.

it all depends on what you want and where you want to live........if you pick the right quad youi will find that some of them have large grounds and quite a few have thier own pools aswell as community pools.....we looked at alot of detached with own pools but they needed thousands spending on them...also you are less at risk of robberies as you have neighbours....we have more than most of the detached properties can offer

We have had our Isabelle quad from new in 2004 and used it as a holiday home until my hubby retired, we now live here permanently and love it.

The property is very roomy with 3 generous size bedrooms and 2 bathrooms and plenty of outside space, both on the ground floor, outside of our bedroom we have a balcony and also the is a roof solarium.

We also have the use of a communal pool, which we have been so grateful for in this very hot weather.

We would not swap for a detached older property (just my opinion)

I agree with Geoff, we lived in a quad for 4 years and would not recommend it at all, apart from the noise you get all the cooking smells from the other 3 quads, for you money go for a detached villa for about the same money.

Hi Grant - Sorry I've been a while getting back to you but I've been trying to find out the answers to your questions.

1. When purchasing a property on top of the purchase price there are charges which are approximately about 10% and 11 - 12 % if purchase is made with a Spanish mortgage.

2. Repairs on a Quad are always the responsibility of the owner and you can use any builder you want.

The community charges for the pools vary. Depends on how many properties share the pool. On average about 25 to 35 euros a month. The community charges are not just for the pool, it is for maintenance of any other areas, ie some communities have green zones, also up keep of street lighting etc.

I would recommend to rent some where in the style you want to buy, Then you will have a good idea of what to expect. La Marina is a lovely place to live there is something to please everyone, and there is plenty of bargains around at the moment. Now is the time to buy, but do rent first to get the feel of the area.

We have just brought a quad and very happy with it , We were looking at villas but a lot of them needed work, and the pool is lovely and the neighbour@s are all so friendly . Go with what you feel is right.

Hi , If you are still looking for a Julia to rent , we have one which is due to be vacated this Friday. It is situaled in a quite location, but still only five minutes walking distance from the shops and bars, And across from the pool. We use an agent , so if you are still intrested we could put in contact with our Agent.
