Rental Law HELP PLEASE

I need some help with regard to renting out a property in the area.

I have been looking for an investment property that I could by to rent as a holiday place in the summer and long let in the winter, the estate agent I have been using has done a good job in finding what I want but when it comes to the law and what fees and taxes I would have to pay on my rentals the agents does not seem to know or does not want to tell me.

Can anyone help as to what cost are involved and what % has to be paid, I have heard from some people that to do it legal then it would cost more than its worth.

Our solicitor quoted us 612,00 Euros tax per every 3 months = (24% of 850,00 Euros (rent)

We declined !

I have heard that the government is going to check to see how much electric and water is being used in a property that does not have residents in them to find out if its being used for rentals, has anyone else heard this?

I have read in local free english press about the government using utility bills to check up on rented properties. I don't know if it will happen, maybe manana, manana.

What you have read is correct they are checking up and will chase you for tax if you have not paid but if you are a resident there are a lot of things you can do to reduce the tax

I am actually a tennant, I presume that the agent deals with this and I will have nothing to do with it?

Its not down to the agent but the owner. Not sure how you are effected as the tenant but I do not think you are involved. But it would be wise to get a recite for the rent you pay
