we're thinking of buying a 3-bed Julia house on Del Mar, but want to either find one with 2 bathrooms already , or get a 2nd bathroom/loo built . Anyone know how easy it is to get one built , and roughly , how long and how much >?

You need to be careful when trying to build an extension on julia and isabel quads,....It would be well advisable to contact the president of the community for advice,...most communities are already close if not already over the permitted footprint of construction
The advice from r_moreton is well worth taking note of. He was for a lot of years one of the main smaller local builders on the Urb. He is now totally retired and does know the ins and outs of the said subject. Don't let the kidders tell you different.
